Pakistan’s real estate market saw a fluctuating trend in February with some areas showing growth.

According to statistics released by Zameen.com, a property portal, investor sentiments turned towards Gwadar, which is in the limelight due to the China-Pakistan Economic Corridor (CPEC) initiative. Another preference for realty investors remained Gujranwala, as a lot of development is underway in the city and majority of the emerging societies do not come under the tax-net due to lower prices.

Zameen.com CEO Zeeshan Ali Khan said Gwadar is an up and coming market and it has a lot of potential to offer some high returns.“I don’t find it surprising that investors are diverting their attention from Karachi to Gwadar, especially given the highly affordable prices in Gwadar projects at the moment,” Khan said. KARACHI, February 22, 2017: Real estate agents need to be able to manage their listings reliably, fluidly, and on the move; especially since real estate is moving online. The new version of property portal Lamudi’s app brings real estate agents an efficient and highly functional way of listing and selling properties.

An app for real estate agents in emerging markets

A typical day in the life of an agent is fast-paced, whatever country you’re in, and real estate is moving exceptionally fast in emerging markets such as Pakistan, Bangladesh, Sri Lanka, and the Philippines. Lamudi, a global property portal, has launched an enhanced app which responds to the rapidly changing face of real estate. More than ever, house hunters are going online to find property rather than looking for paper listings. Saad Arshed, managing director of Lamudi, notes that “an increasing number of house-hunters in the emerging markets are heading online to search for and to buy property. Real estate agents have to adapt to a rapidly changing environment to meet customer demands, and to provide the best customer experience possible.”

The rise of the smartphone

In many emerging and frontier markets, such as Sri Lanka, new Internet users are skipping the PC and heading straight to the smartphone with its plethora of apps and social media outlets. GfK reported in June that Pakistan is now the 6th smartphone market in the world for growth. The more accessible entry price point for smartphone is having a big impact. Daraz.pk recorded a 50% drop in price over a two-year period; the average price dropping from PKR 61,000 to PKR 30,000. And the average number of smartphone sales has jumped by over 780% in the year to January 2016.

Lamudi’s app responds to this change by giving sellers and agents access to the millions of house hunters actively seeking a home.

How does the Lamudi app work?

From uploading new properties and managing inventories, to receiving client messages and performing advanced analysis, agents can take care of everything at the tap of a finger thanks to the application. The app’s top priority is to help agents to showcase their business in the most impressive way possible, all with the aid of modern innovation. Through creating a detailed profile and a thorough description of their services, agents can demonstrate their reliable and transparent services and gain the trust of potential clients. Clients can see photos of each property, complete contact details, and precise information about each service.

Attractive layout for property services

The app’s design is important, especially for clients, who value not only usability but also a clean and attractive design. This makes using the app a more pleasant experience. Recent updates include the integration of a progress bar on the “Manage Properties” tab. Agents can now preview their properties as they go along and monitor the speed of uploads when they add new information or new images. In addition, it is now possible to add breaks in property descriptions, making the layout of each property description more visually appealing to house hunters.

Listings are visible to investors on a global scale

The world of real estate is constantly being transformed by technology, and the internet has played a large part in the globalization of real estate investment. Presenting properties on Lamudi’s international platform opens up agents’ listings to investors from all over the world. When listing properties, agents can now add a currency code for currencies with the same symbols. Each property’s price can show up both in USD and in PKR; whatever suits the agent’s target market best.

Through innovation and global expertise, Lamudi offers agents and house hunters flexibility and a wealth of enhanced features. Selling and renting has never been easier, and the engineers at this platform are always striving to go further.

Launched in 2013, Lamudi is a global property portal focusing exclusively on emerging markets. The fast-growing platform is currently available in 13 countries in Asia, the Middle East and Latin America, with close to a million real estate listings across its global network. The leading real estate marketplace offers sellers, buyers, landlords and renters a secure and easy-to-use platform to find or list properties online.

The commercial setups based on shopping malls provide investment opportunities to non-business community as well as to purchase the shops and yield maximum profits in the shape of guaranteed rental income. ISLAMABAD: The Federal Board of Revenue (FBR) and realty stakeholders on Saturday agreed on new valuation tables — for the purposes of taxation — of property prices in major cities of the country.

Both sides also agreed on new tax rates, and the FBR accepted suggestions on the process of property valuation that were given by the stakeholders.

The decisions were taken in a meeting between government officials and industry stakeholders, chaired by Finance Minister Ishaq Dar.

The task of determining a property’s fair market price will now be carried out by the FBR. Earlier, the task was given to professional valuators approved by the State Bank of Pakistan (SBP).

Saturday’s meeting also approved the upward revision of the valuation table for property prices in 18 major cities. Continue reading »
